SUMMARY STATEMENT:

Mayor Collins placed this agenda item on the Study Session to initiate a dialogue regarding preservation of some of the remaining Hillside lots.  As Council has seen, the remaining undeveloped lots often have significant challenges to their development.  This was very evident in the Hillside Community Conversation in April.  Those challenges require variances, extensive Hillside Committee and Planning Committee meetings, and working with upset neighbors.  While the Hillside Code is being revisited by the Planning Commission, is there a separate discussion about facilitating preservation efforts of some of these more distinct or challenging undeveloped lots?

As background, staff has prepared the attached map that shows all of the Hillside lots under the Town code and which ones are developed and which ones are not.  As a factoid, 82% or 827 lots are developed and 184 on 18% are not.
