REQUEST:
Gentree LLC, the property owner of the Smoke Tree Resort is seeking redevelopment of the property located at 7101 East Lincoln Drive (APN 174-64-003A) via a major amendment to the site's existing Special Use Permit - Resort zoning. The application is attached as Attachment A, below. The proposed redevelopment of this property will be a complete demolition of all existing structures and construction of a resort.

MEETING PURPOSE:
The primary purpose of this study session is to summarize the changes to the application since the Town Council Statement of Direction and introduction of the project to Planning Commission at their November 7th meeting.

UPDATED SUBMITTAL:
At the November 7th, 2018 Planning Commission meeting staff identified several items requested of the applicant. They include:
* Updated narrative that reflects any changes
* Updated Site Plan, clarifying right of way and easement for both frontages
* Building Elevations, with heights from finished grade, show existing grade as well
* Drainage Study
* Traffic, Circulation, and Parking Study
* Water Impact Service Study
* Exterior Lighting Plan
* Wall / Fence Details
* Sign Plan

The applicant submitted an updated Application Packet Dated November 20, 2018 (Attachment C.1). Any sheet that is new or updated in the application packet is marked in the lower right hand corner with "Revised November 20, 2018". In addition to this packet, a Traffic Impact Analysis (Attachment C.2) and Parking Analysis (Attachment C.3) have been submitted.
