Removing the Hillside designation will allow the property to be developed consistent with other properties in this area directly adjacent to McDonald Drive.

Adopt Resolution 2018-11; removing the hillside designation on the property located at 6001 N. 45th Street (APN: 169-50-002), including its reference on Figure 2, Hillside Development Area, of Article XXII, Hillside Development the Town Zoning Ordinance.
Background

SUMMARY STATEMENT:
The applicant represents the property owner of 6001 N. 45th Street (APN: 169-50-002), located at the northeast corner of 45th Street and McDonald Drive. The Town has removed hillside designations in the past if the average lot slope is less than ten percent. The subject lot borders McDonald Drive which is a major arterial roadway and it has an average lot slope of approximately 4.3 percent and a building pad slope of approximately 3.4 percent.

By removing the Hillside designation the property would be required to conform to non-hillside building regulations which allows for free standing site walls but reduces the overall maximum allowable height of the residence.
