Authorize the Town Manager to execute the construction management services contract with Wood Patel & Associates in the amount not to exceed $225,570.
Background
SUMMARY STATEMENT:
In anticipation of the Construction Manager at Risk (CMAR) contract being awarded and construction to commence thereafter, the Town is in need of a firm to assist staff with the construction management, including but not limited to, safety monitoring, documenting the work, and inspections for the duration of the construction project. The firm will act as the "Owner's Representative" in the capacity of a resident engineer to interact with the CMAR (contractor) and the designer to engage communication and problem solving as needed. Specific duties of the firm are provided in the attached contract Exhibit A.
Project schedule is anticipated to begin in July 2019 and be completed by June 2020.
This contract is being funded with funds collected from Five Star Development (Five Star). The Town collects a 10% Town Management Fee per Five Star's Development Agreement section 2.3.5.6. The fee is calculated based on 10% of Five Star's cost share for the design and construction of the project. The Town will utilize a portion of these funds to augment staffing needed to perform the construction management services required for the Lincoln Dr, Mockingbird Ln, and Indian Bend Rd improvements (project) encompassing the Five Star Development Area.
